Lot 32 is the most remote mountain location in La Reserva Camaronal. It has an ocean view to the west and forest views everywhere else and is bounded by an ephemeral stream. Lot 32 has a rough cut road that provides access but one that has not yet been graveled or paved. The lot is on the other side of a small creek, and a low-water bridge or a culvert bridge, neither of which has been installed, is required to reach the lot.
The overall project has legal water and a distribution network. However, Lot 34 has not yet been tied into this network, so at the present it does not have stubbed water. However, that is part of the project’s financial responsibility, not the buyer’s, and we expect to complete the final leg of distribution within the next few months. Likewise, grid power has not been extended to this lot and is at present about 200 meters away. Again, this is the Management’s financial responsibility, not that of the owner of Lot 32.
Lot 32 is a steep mountain lot with undeveloped building sites and is mostly forested, with some nice ocean view areas at high points. The lot is titled and comes with its own corporation and is guaranteed grid power, water supply, and road completion and maintenance, though the owner is responsible for the small bridge required and a driveway inside the lot itself. Home Owner Association fees of $1000 / year apply.
Just 1200 meters away is Camaronal Beach. Though renowned regionally and internationally as a premiere surfing break, Camaronal Beach is also home to the Refugio Nacional de Vida Silvestre Camaronal, a sea turtle protection refuge with a hatchery and salaried park staff and a rotating staff of 8-15 international volunteers year round for protection of the four species of sea turtles that nest here.
